Director of Asset Management

Location: Metro Denver, CO

Position Description: 

Our Client is a privately held, highly successful commercial real estate firm specializing in the acquisition, development, investment and sale of commercial office, retail and industrial properties in Colorado, Arizona, California and other select markets.  Excellent reputation of over 20 years.

The Director of Asset Management will oversee 3 experienced Property Managers and the overall operational, financial and strategic aspects of the company’s real estate assets.

Duties & Responsibilities: 

  • Working closely with the COO and CEO, the Director of Asset Management will develop and implement the Executive Management Plan for all assets.  (Asset details will be provided to finalist candidates)

  • Prepares and administers the final budget.  Provides sophisticated financial reporting on all current assets.   Compiles and analyzes financial statements and variance reports, local and global economic and industry indicators to project future financial position and budget requirements.  Proactively reforecasts accordingly.  

  • Maintains intimate knowledge of lease agreements; ensures compliance from an accounting standpoint and continuously strives to improve operational performance. 

  • Works closely with the accounting team in developing, integrating and executing a highly effective accounting and collection process.  Prepares and/or reviews adjustments to tenant billing process based on in-depth knowledge and understanding of CPI increases, escalations, recoveries, special, etc.

  • Provides recommendations supported by detailed financial analysis in developing and implementing strategic capital and tenant improvement construction projects that enhance the value of the assets.

  • Oversees project managers with contracting and supervising vendors and building staff, performing property inspections and follow-up, upholding LEED Gold standards. LEED Green Associate and RPA accredited.

  • Directly supervises 3 experienced assets managers and a team of 7 employees responsible for assigned assets.  Establishes written goals and objectives for direct reports and conducts periodic formal and informal performance evaluations.  Provides skills development, training and future career paths / opportunities for asset management employees.  Continues to foster a highly supportive and collaborative company culture and work environment.

  • Works collaboratively with Chief Engineers in assigning employees to duties such as maintenance, repair, or renovation consistent with the Operations Audit and assures that appropriate insurance requirements are in place for all properties.

  • Oversees an effective bid process for additional work from outside contractors and oversees capital/ tenant / asset improvement construction projects. 

  • Supports the Leasing Team in the preparation of lease and/or rental agreements and is responsible for the lease administration process. Reviews the annual jurisdictional forms and filings as required.

  • Proactively / regularly meets with tenants / tenant representatives to foster and maintain quality relationships and tenant satisfaction.  Provides frequent communication and good will building through tenant appreciation events and other community activities.  Oversees all Commercial Associations.

 

Required Qualifications: 

  • 10 years minimum experience managing multiple Commercial, Industrial and Retail properties from ground up, acquisition, sale, and leasing stages. 

  • Minimum of 5 years’ experience managing a team or teams preferable multi-disciplinary team including PA/TSC, Chief Engineer others.

  • Experience managing a profitable P&L, budget preparation and financial reporting.

  • Expertise in building operational systems, lease negotiation, documentation and administration functions.

  • Skills Required: Business, Financial, and Accounting Acumen, Communication, Leadership, Project management, and exceptional asset performance analysis and financial reporting.

  • C-Level presentation abilities leveraging excellent communication and technology skills (Microsoft Office Suite)

  • Strategic vision and tactical execution expertise. 

  • Expert at negotiating and reviewing contracts, lease agreements, accounting and compliance procedures.

  • Deep financial knowledge in budgeting, reconciliations, tenant billings and AP/AR.

  • Thrives in a fast-paced, entrepreneurial team environment.  

  • Bachelor’s degree required; Advanced degree in real estate, finance, accounting would be valuable.
